Norm DeHart

 

Principal and Managing Broker
 

Norm DeHart has extensive commercial real estate experience, representing corporate clients on lease, purchase and development consulting projects.  A geologist by training, he worked for 15 years with a multi-national oil & gas services firm where he managed teams of up to 700 people and annual budgets approaching $40 million.

Over the past 15 years, Norm has represented clients on a wide variety of commercial facility projects exceeding a total of $350 million in value.  He has successfully advised numerous corporate clients, including Fortune 500 companies such as ADT and Kerr McGee, and governmental entities, including Adams and Jefferson Counties, Colorado.  Norm brings extensive experience in business management to the task of Tenant and Buyer Representation, giving him a strong understanding of the pressures facing his clients to deliver positive results.

Early on, Norm recognized that the operating expense provisions contained in all commercial leases created numerous opportunities for errors and overbillings.  Seeing that many firms did not have the time, specialized knowledge, or resources to properly review their lease billings, he undertook an extensive study of commercial lease operating expense provisions and the numerous issues involved so that he could offer clients effective lease auditing services.  Working in conjunction with specialized CPAs, Norm and his team have helped a wide variety of clients recover excess operating expense overcharges through successful lease auditing programs.

Coupling extensive commercial brokerage experience with lease auditing expertise - a rare combination in the commercial brokerage field - gives Norm a fresh perspective towards the lease negotiation process.  At every possible opportunity, he works to protect his clients against unpleasant surporises by negotiating "tenant friendly" leases.
