As you know, we first met when (you) were engaged by the Adams County Commissioners to assist Adams County in locating space for a DMV office in Aurora. Three years later, you've successfully completed this project and many others. As examples, you have helped the County to successfully lease space for two additional DMV and Elections department offices in Westminster, renew a lease for a combination Social Services, Probation and One-Stop Employment Services Center in Aurora and extend a lease in Brighton for our District Attorney's office. You helped us sublease difficult to lease excess space in Northglenn. Additionally, you assisted Adams County to make a very favorable purchase of a 55,000 SF, three-story office building in Westminster that will house Adams County's Human Development Department, Planning and Zoning Departments and a large One-Stop Employment Services Center. In this transaction, this quality office property was bought at an extremely attractive price of less than $50.00 per SF!

For each of these projects, you did more than locate the space. In every case, you took a strong advocacy position on behalf of the County. You fought hard to achieve the best economic terms including attractive lease rates or purchase terms and high tenant finish allowances and you helped us negotiate favorable lease documents with the various Landlords. Your detailed Request for Proposals and Letters of Intent helped us achieve our goals and you addressed many issues that are often overlooked. We appreciate that you worked closely with our County Attorneys during the negotiation of the lease documents and the result was always more favorable lease language.

Along the way, you helped us solve many small problems that arose. These problems and issues are a normal part of the process of building out and relocating facilities. We always felt that you were part of our team and you were always available and willing to work on our behalf to resolve these problems.
