Denver Tech Center (DTC) Office Space

The Denver Tech Center, better known as DTC, was first developed as Colorado experienced the energy boom of the 1970s, and has since experienced almost continuous growth.  Large to medium-sized buildings built on their own large, landscaped lots characterize the area of approximately 900 acres.  The Denver Tech Center is conveniently located at the junction of I-25 and I-225, approximately 20 minutes southeast of downtown Denver, 30 minutes to Denver International Airport, 10 minutes to Centennial Airport, and one hour to Colorado Springs.  It is a unique environment serviced by a light rail line that runs along the I-25 corridor in addition to circulator buses which help move people to and from their offices.  The area boasts an abundance of open space as well as hotels, residences, upscale retail and restaurants.

DTC OFFICE SPACE STATISTICS
Denver Tech Center office space caters well to large and medium-scale users.  Smaller users can also find a wide range of functional to sophisticated DTC office space.  It is a more typical suburban office environment with 10.8 million square feet of Class A and Class B office space in 91 buildings.  The master plan contains several times more than the current square footage of development.

TRANSPORTATION
DTC is serviced by the Regional Transportation District (RTD) which provides regional and local public transportation with several bus shelters and stops throughout the area. During the week there are currently 375 regular and express bus routes, which are increasing on a regular basis. The area is also served by the light rail line.

The area boasts an internal public transportation system which runs every 5 minutes peak and 15 minutes off peak. Shuttle and limousine services additionally provide ground transportation to both downtown Denver and the airport.  Office buildings typically have an abundance of paid and free surface and garage parking.

AREA FEATURES
Approximately 1,000 companies with around 35,000 employees currently reside in DTC.  The area contains an abundance of technological-oriented companies, including media, communications, financial services and engineering as well as professional firms and corporate operations, and draws from the metro area's highly educated workforce. 

The convenient location makes DTC accessible to more than 60% of Denver’s highly educated labor force.

The area boasts an excess of at least 40% open space at all times thanks to the 30% required open space for each parcel development combined with the common open space, resulting in plenty of space for gathering and recreation.

One of the key features of DTC is the excellent electrical service, with three separate power substations which create an ideal location for major computer companies.
