Development Consulting: Redevelopment of an Existing Building

This project involved the redevelopment of a 129,000 square foot retail center into a regional headquarters and call center for Alert Centre, a national security firm. Fortune 500 Company, ADT Security Services unexpectedly acquired the firm, and decided to move a portion of its home office operations to Denver and to expand the monitoring/call center.

ADT’s existing call center facility, then located in a suburban office building in the Greenwood Plaza area of Englewood, could provide adequate office space, but inadequate parking to accommodate the planned additional employees. Negotiations were underway to build a supplemental parking structure for ADT, the costs of which were to be passed by the landlord to ADT as part of the lease renewal rate. Feeling uncomfortable, ADT asked us to take a strategic look at their overall facility and business needs.

After reviewing ADT’s business objectives and performing a market study, we discovered that in addition to more parking, ADT would benefit from relocating closer to the labor pool it required. We recommended ADT consider an alternative strategy of acquiring a financially distressed, but aesthetically pleasing retail center then known as the Aurora Public Market. The 129,000 square foot center had abundant parking and was located in Aurora close to ADT’s current and prospective labor pool.

We selected the design and construction team members through a RFP, interview and competitive bid process and assisted ADT with contract negotiations. We also negotiated the acquisition of the Public Market property, coordinated all the property due diligence, acted as ADT’s liaison with the City of Aurora for all redevelopment activities and provided oversight of the redevelopment design and construction process.

To address ADT’s property management needs, our experienced development consultants defined a scope of work, and through a RFP process, interview and competitive bid process, helped ADT select a property management firm.
