We don’t accept listings from Landlords because we strongly believe that working for both Landlords and Tenants creates potential conflicts of interest that may not be readily apparent to a Tenant.

Changes sometimes necessitate the disposition of facilities via sublease or lease assignment.
Many commercial real estate brokerages operate as “Full Service” firms. At first glance, this sounds good – what’s wrong with offering a full range of services? – and in fact, this was the way commercial brokers operated for many years. But, Full Service brokers typically represent both Landlords and Tenants.
For example, did you know that a commercial broker (or brokerage firm) may make double the commission amount if a Tenant signs a lease in a building where its broker / brokerage firm also has a listing with the Landord? Will a broker negotiate aggressively on behalf of a Tenant if this broker also has a listing agreement with a building’s Landlord or is soliciting a Landlord’s listing business?

Our Process
All Guidance projects are assigned to a Principal-led team. This team always includes at least one experienced associate broker and may include a project manager (if required). The team is expanded, as required, by adding legal support, interior architects, electrical and mechanical engineers and construction general contractors. With our client making all key decisions, we manage this team to produce results that meet or exceed all business goals.

Meet with you to understand, in detail, your company's needs
Coordinate space planning services, if required, to accurately establish your company's space needs, including future growth requirements
Exhaustively survey the market to identify all appropriate properties (size, image, location, budget, special requirements), and prepare a survey package for your review
Tour with you the most appropriate facility options
Using detailed requests for proposals ("RFPs"), verify key information and potential lease terms for the target facility options
Identify, analyze, and document all significant costs (equalized to make comparisons meaningful) of the target facility options
Using detailed letters of intent ("LOIs"), clearly document the key business terms of any offer to lease
Aggressively negotiate a favorable lease package by establishing a competitive environment between several prospective Landlords
Secure expansion, contraction, and termination rights providing maximum contractual flexibility for the future
Protect your company's interests by thoroughly reviewing and negotiating the Landlord's proposed lease document
Provide, if requested, optional Project Management services to assist with the numerous demands imposed by opening a new office or relocating or expanding a current facility
